Scottsdale Subdivision consists of 89 single-family cluster homes located on 26 acres directly off Rt. 82 in Broadview Heights, OH.  The community entrance is approximately 1,000 yards west of the intersections of Broadview Road and North Royalton Road (Rt. 82).  Being situated in Broadview Heights, the community is served by the City of Broadview Heights’ Police and Fire Departments and a branch of the U.S. Postal Service; all located just minutes from the community.

Developed in 2001, the subdivision is governed by a homeowners’ association (Scottsdale Homeowners’ Association, Inc.) under its Declaration, By Laws, and recorded amendments plus Board adopted rules.  These governing documents can be viewed on the website page entitled “Legal Documents”.  A Board of Trustees, made up of three elected members who serve overlapping three year terms, oversee the governance of the Association.  They are assisted by an independent management company and an independent general counsel.  This collective body’s mission is to continue the quiet and intimate nature of the community with a focus on maintaining a safe and pleasant living environment, preserving property values, and being fiscally responsible in the governance of the Association.

The modest monthly association fee offsets the costs of providing the entire association with landscaping services including fertilization, aeration, edging, and front yard shrubbery trimming plus snowplowing services that consist of plowing the driveways and shoveling the walks to front doors.  And finally, a portion of the collected fee covers the costs of association operations.

Please note that all streets and underground improvements within the community have been dedicated by the City of Broadview Heights.
